Landlord Fees

Tenant Find Only 7% of annual rent +VAT 

Includes:

  • Collect and remit the first months rent received 
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with NRL8 (if applicable)

Rent Collection 8% of the annual rent +VAT

Includes:

  • Collect and remit the first months rent received 
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment 
  • Deduct any pre-tenancy invoices 
  • Make any HMRC deductions and provide the tenant with the NRL8 (if applicable)
  • Provide the Landlord with monthly statement

Fully Managed 10% of the annual rent +VAT

Includes:

  • Collect and remit the first months rent received 
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment 
  • Deduct any pre-tenancy invoices 
  • Make any HMRC deductions and provide the tenant with the NRL8 (if applicable)
  • Provide the Landlord with monthly statement
  • Pursue Tenant for non payment of rent and provide advice on rent arrears action
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake 4 inspections per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes where appropriate) 
  • Hold keys throughout the tenancy term

Rent Review Fee 5% of annual rent +VAT

  • Review rent in accordance with current prevailing market condition and advise the landlord
  • Negotiating with tenant
  • Directing tenant to make payment change
  • Updating tenancy agreement
  • Serve Section 13 notice if applicable

Checkout Fee £150.00

  • Arrange a time and date with tenant to check out.
  • Provide inventory provider
  • Negotiate disbursements between the Landlord and tenant of the security deposit.
  • Return deposit as negotiated with the relative parties involved.
  • Resolve any disputed amount with the appropriate scheme if necessary.
